After completing the check-in process at the front desk, you can collect the key card from the apartment reception.
Can I drive to the apartment to check in?
All the apartments are located in the city center, very close to the university, and public transportation is easily accessible. At the same time, the developers considered the environmental impact of cars when constructing the apartment buildings. Therefore, due to the advantages of location and transportation, there is no parking lot at the apartments. Additionally, in some residential areas of the apartments (such as Exeter), parking is prohibited within 1.5 kilometers of the dormitory area.

Do I need to pay property tax?
If you are a qualified full-time student, you will be exempt from paying property taxes. You must provide the apartment with proof that you are a full-time student.
When is the rent payment deadline?
Log in to the student portal of the apartment and check your payment plan on the booking page. Additionally, the apartment will indicate this on the contract. After successful booking, the apartment will send a contract to your email, so make sure to save it!
What kind of people can be guarantors?
Portland House apartments offer rent installments without the need for a guarantor.
What should I do if something is broken or malfunctioning in my room?
You can conveniently report maintenance issues from the comfort of your room using the mobile app provided by the apartment! Just fill out a maintenance request form and you can also add a picture. The equipment manager in the apartment will respond as soon as possible. Alternatively, you can go downstairs and talk to the customer service team at the front desk about the issue, and they will be happy to help.

Can I keep pets in the apartment?
No, the apartment does not allow any pets.
Can I smoke in the room?
No. According to the lease agreement, smoking is strictly prohibited in the apartment. Each apartment has designated smoking areas; please smoke there.
Where can I do my laundry?
All dormitories have laundry rooms in the apartment building, equipped with washers and dryers. The cost for each wash is around £2.70, and each dry is about £1.20. You can use the apartment's mobile app to check if your laundry is done and see when the machines are available! The laundry room is open 24 hours a day.
How to pay the rent?
The apartment supports account login, allowing payments through the partnered TransferMate platform or via bank wire transfer.
1. Payment using the TransferMate platform: Please log in to your apartment personal account, then select "Pay Now" on the Booking page to be redirected to the TransferMate payment interface. Fill in the relevant information and complete the payment. Please note that this payment method means you pay TransferMate, and after TransferMate receives the payment from the student, it will then pay VITA STUDENT. Therefore, the expected processing time for the payment to be credited is around 3-5 working days. Any delays may occur due to public holidays in both China and the UK.
2. Payment via bank wire transfer: VITA currently accepts bank wire transfers, either through Chinese wire transfers or UK bank accounts. UK wire transfers generally take about 1 week to process, while Chinese wire transfers typically require 1-2 weeks. Please note that VITA does not have a bank account in China, only a company account in the UK. Please use VITA’s official account for the wire transfer and strictly follow VITA's information, avoiding trusting any information provided by third parties.

What fees do I need to pay?
The fees you need to pay include a deposit (to be paid at the time of booking, amounting to 2 weeks' rent) + the remaining rent. All utilities, including water, electricity, heating, and Wi-Fi, are included in the rent, as well as breakfast on weekdays.
Can couples live here?
The apartment welcomes couples, but the price will be slightly different. Currently, there is a 20% extra charge on rent for double occupancy.
Who should I contact if there's an issue with the internet?
You can contact the staff in the apartment and fill out a repair request, or you can reach out to the apartment's internet service provider, Ask4. The tech support phone number for Ask4 is (UK phone) 0114 303 3232. They have specially trained staff who can quickly resolve internet issues.
What should I do if I need to request a repair?
1. Submit repair requests online using the apartment app or your apartment account.
2. Contact the apartment front desk to request repairs.
What is a guarantor?
A guarantor refers to a person who is over 18 years old, able to share the financial responsibility of renting with you, and can pay your rent if, for any reason, you are unable to pay it to the apartment. If you choose to pay your rent in two or four installments when booking, you will need a guarantor. They must agree to be your guarantor and sign the rental documents. The apartment management has the right to seek unpaid rent from that guarantor. Therefore, it's essential to ensure that your guarantor understands the obligations they are taking on.

If it is natural wear and tear, such as problems with room appliances or needing to replace light bulbs, these can be handled by the apartment maintenance. However, if it is caused by human damage, like flooding the room with water, then repairs need to be done by yourself.

The rent includes utilities such as water, electricity, internet, and heating.
